The property comprises a traditionally built stone Breton watermill, cottage and outbuilding situated in a stunning location by a beautiful river and with no neighbours. 

There is a mixture of pasture and woodland with the property amounting to 7.45 hectares (15.4 acres).

The present owners have carried out an extensive program of improvement and repairs over the last 15 years including replacing and re-slating the roof of the small cottage and the main roof of the Mill House, the installation of modern sewage treatment plant for the cottages, installation of wood burning stoves, and a complete electrical rewiring (please see comprehensive list below). 

Electricity supply to the properties is by underground cable, and they have their own private water supply from a deep borehole and three phase pump. The small cottage has a telephone line. 

The Mill House is currently run as a letting unit and achieves good occupancy levels throughout the summer months. The owners currently use the small cottage to live in and service the Mill House. Some booking are already in place for summer 2007. Purchasers may either take over the letting contracts from the date of completion of sale or delay completion until after the end of the letting season. 

There is a bridge and a ford over the river, immediately downstream of the mill accessible only by pedestrians, and those on cycles and horseback. 

The mill house, built of stone under a slated roof, offers many traditional features including two large carved granite fireplaces, exposed beams and part of the original mill works. 

The fully tiled ground floor includes the kitchen, modern bathroom with shower, separate toilet and a large/dining/living area. On the first floor are two intercommunicating double bedrooms and a mezzanine sleeping area. A large secluded veranda overlooks the mill pool and the old footbridge. 

Heating is by electricity and wood burning stove. 

The property also comprises a further building across the roadway. Also built of stone under a slate roof, it is currently divided into two parts. The smaller part has been restored to provide comfortable accommodation for two people, comprising a fitted kitchen/diner and store room on the ground floor. 

On the first floor is an open plan bed/sitting room and a WC/shower room. Heating is by electricity and wood burning stove. The second (and larger) part of the building requires further restoration to provide a comfortable large dwelling. 

The surrounding area is excellent for walking, cycling and horse riding and its secluded position ensures a very rich wildlife. The river has salmon, trout and coarse fishing. It also has excellent canoeing. 

The roof of the Mill House, and one of the small cottages, have both recently been re-slated. The whole is in very good order and offers picturesque, secluded and comfortable accommodation in two units, with the potential to restore and create a third dwelling.

1991: Mill house totally re-wired and a wood burning stove installed. A new 3 phase cold water supply pump fitted to well. 

1995: Complete re-construction of roof structure to small cottage and re-slating. 

Re-construction of mill-race river wall to lower patio. 

Complete internal refurbishment of small cottage – new wiring, hot and cold water supply, new staircase, floor and ceiling insulation and wood-burning stove. 

The dismantling walls of derelict third cottage to make safe, and the removal and storage of stone arising from this. 

New sewage disposal system installed and connected to the small cottage – also sized to accommodate the top cottage when required. 

The provision of new underground electricity supply and installation of a new distribution board in the small cottage to control supply to all properties. Rationalisation of the water supply to enable all properties to be supplied and controlled from the small cottage. Major repairs to the walls and base of the main flow gap at the end of the dam. 

Replacement of the hardwood handrails to the verandah (de-mountable design). 

2002: New bathroom in the Mill House and ground floor tiling completed. 

2005: New floor to the top cottage (to be completed this year). Wardrobes/cupboards in small cottage. Complete re-construction of main roof on Mill House. 

2006: Construction of high level patio area to serve the small cottage. 

Improvements to land drainage at the back of the small and top cottages. 

NOTE RE POSSIBILITY OF FLOODING 

It should be noted that the ground floor of the Mill House is within the flooding areas of the river in the event of very high rainfall. 

The cottage and adjoining cottage for renovation is NOT within flooding possibility. 

The Mill House was flooded in the exceptional rainfall in this part of Brittany in 1995 and 2000. The present owners do not occupy the Mill House in the winter period when they take all furniture to the first floor. The whole of the ground floor is tiled which enables an easy cleaning up operation to take place if flooding occurs. 

THE LAND 

The land is mainly meadowland with some woodland and in total extends to 7.45 hectares (18.4 hectares) approximately.
